Great solutions can come from tough restrictions.
The steep site with big views of the harbour and Mt Maunganui to the north, had a tough, no exceptions height restriction.
Give us some “wow” factor and “grab that view.”
With a long list of requirements on the design brief, the solution had to be creative.
The owners wanted big garaging for boat and 3 cars, dual living areas, home theatre, office, multiple bedrooms, bathrooms and a guest powder room.
This resulted in a floor area of 481 square metres with just 70mm to spare under the height restriction.
All the living areas catch the sun and make the most of those views.
A pool and covered outdoor living space at the rear was designed to allow the view to be also enjoyed, through the kitchen / Dining area.
From the road side the house presents 3 levels and access to the top is via stairs or the lift, which was added as a future-proofing measure.
Having the master suite on the top level with the main and outdoor living areas,
a self-contained ‘apartment’ feeling was created which suits the busy lifestyle of the owners.
The cladding combination of honed concrete block for texture , on the main body of the building and adornments clad in smooth Ali-Clad emphasize the geometric result.
